Climate Control & Ventilation

Most apartments at CONTINUUM are equipped with a modern hybrid climate control and ventilation system designed to provide a stable and comfortable indoor environment throughout the year.

The system regulates temperature, air exchange, and indoor comfort through a combination of radiant floors, ventilation, cooling and heating equipment, bathroom fans, kitchen extractor fans, and, in some apartments, ceiling fans.

Unlike simple residential air-conditioning units, this system works as part of a centralized estate climate concept. It is designed to maintain stable comfort, low air movement, balanced humidity, and gradual thermal response.

Apartment System Differences

Most apartments at CONTINUUM are equipped with the modern hybrid climate control and ventilation system described in this article.

Please note that the Nella Roccia apartment uses a different main climate concept. It is equipped with a traditional split air-conditioning system and an additional active ventilation system with efficient energy recuperation.

For this reason, some instructions in this article, especially those related to the Siemens wall thermostat, Safe Mode, Day Mode, radiant floors, and centralized hybrid climate operation, may not apply to Nella Roccia.

However, Nella Roccia does have its own active ventilation features, including kitchen extractor ventilation. Please follow the specific instructions provided for this apartment or contact management if you need assistance.

How the System Works

The climate system is centrally managed and automatically adjusted according to the season, current weather conditions, and operating standards used for energy-efficient residential buildings.

The system is optimized in accordance with modern European energy-efficiency principles, green thermal-energy standards, and the logic of sustainable residential construction.

This means that the apartment climate is not based on extreme cooling or extreme heating, but on maintaining a balanced, healthy, and comfortable indoor environment.

Standard Temperature Ranges

To support comfort, energy efficiency, and stable system operation, the following temperature ranges are normally maintained:

In winter: approximately 21–23 °C.
In summer: usually about 7–8 °C lower than the outdoor temperature, often around 23–25 °C indoors.

Please note that the system has thermal inertia. Temperature changes may not be immediate, especially because radiant floors, walls, furniture, and the building structure all participate in the indoor thermal balance.

What Guests Can and Cannot Control

Guests may switch the local ventilation and climate system in the apartment on or off using the Siemens wall thermostat.

This is the guest-level control available for normal use.

Guests should not change technical settings, temperature parameters, system configuration, hidden thermostat functions, or any centralized climate settings.

If you would like the target temperature or operating mode to be adjusted, please contact management. We will help within the allowed operating range and taking into account the system’s seasonal mode, thermal inertia, and energy-efficiency requirements.

Guest Control: Day Mode and Safe Mode

For normal guest use, the Siemens wall thermostat should only be used to switch between Day Mode and Safe Mode.

Day Mode is the normal comfort mode. Use it when you want the local ventilation and climate system to operate normally.

Safe Mode is equivalent to switching the local system off for normal guest use. In Safe Mode, the system maintains only a protective background temperature: approximately 27 °C in summer and 19 °C in winter.

To switch between these modes:

Press and hold the right button on the Siemens wall thermostat for about 6 seconds.
Wait until the “key” icon disappears from the display.
Then press the left button repeatedly.
Move the pointer to the “sun” icon for Day Mode.
Move the pointer to the “house” icon for Safe Mode.

Please use the thermostat only for switching between Day Mode and Safe Mode as described above.

Do not try to reprogram the thermostat, change hidden parameters, or adjust technical settings. Incorrect changes may disrupt the system balance and affect comfort in the apartment.

If you are not sure what to do, please contact management before pressing additional buttons.

Doors, Windows, and Automatic System Protection

For best performance, please keep balcony doors, terrace doors, and windows closed while the climate and ventilation system is operating.

The system may periodically check whether balcony or terrace doors have been left open for an extended period.

If the system detects that doors or windows have remained open for too long, it may automatically switch off local ventilation and climate operation in order to avoid unnecessary energy loss and protect the system balance.

In this case, after closing the doors and windows, the system may need to be switched on again manually. To restart it, return the thermostat to Day Mode using the instructions in the section Guest Control: Day Mode and Safe Mode.

Ventilation and Fresh Air

The ventilation system supports fresh air exchange and helps maintain a pleasant indoor atmosphere.

Brief ventilation through windows is acceptable when needed, for example after intensive cooking or if you want to refresh the apartment quickly.

However, long periods with open windows or doors may disturb the temperature balance and may cause the system to switch off automatically.

Radiant Floors

The radiant floors help distribute heating or cooling evenly, depending on the season.

Because the system works gradually, the floor temperature may not feel very hot or very cold to the touch. This is normal. The purpose is to support stable indoor comfort rather than create a strong immediate sensation.

Please do not cover large floor areas with thick insulating materials, as this may reduce the effectiveness of the system.

Bathroom Fans

Bathroom and WC fans operate automatically according to presence and absence sensor signals.

They may also run for short programmed periods to maintain air quality and remove humidity.

In some apartments, certain fans can also be controlled through specific light switch buttons.

Kitchen Extractor Fans

Some apartments have kitchen extractor fans in addition to the standard range hood.

These fans are designed to help remove cooking odors and support air exchange during and after cooking.

In selected apartments, including Nella Roccia and Maestro, the kitchen extractor fan is manually controlled through the kitchen light switch:

Press the button with the “up arrow” once to turn the fan on.
Press the button with the “down arrow” once to turn the fan off.

After pressing the button, please wait for 1–3 seconds. The system may react with a short delay.

Please do not press the same button repeatedly if the fan does not start or stop immediately. Repeated pressing may activate a different control logic or interrupt the intended command.

Please use kitchen ventilation when cooking, especially when frying or using strong spices.

Ceiling Fans

Some apartments are equipped with ceiling fans to improve comfort and support the climate control system.

Ceiling fans are among the most energy-efficient cooling devices ever invented. They do not cool the air itself in the same way as an air conditioner, but they create gentle air movement that helps the body feel cooler and more comfortable.

With wide blades, low rotation speed, gentle air movement, outdoor temperatures up to about 32 °C, and humidity up to about 70%, ceiling fans can create a perceived comfort level similar to an indoor environment of approximately 23–26 °C with around 60% humidity — a range generally considered very comfortable for people.

Using ceiling fans at low speed helps distribute temperature more evenly without creating a strong draft and can significantly improve comfort while supporting energy-efficient operation of the whole climate system.

In summer, the blades should rotate counterclockwise to create a cooling effect.

In winter, the blades should rotate clockwise to help redistribute warm air that collects near the ceiling.

Please consult the fan remote control or ask management if you are unsure how to change the direction.

If You Feel Too Cold or Too Warm

If you feel overcooled in summer or overheated in winter, you may switch the local system to Safe Mode for a certain time and then switch it back to Day Mode later.

For any change in target temperature or system settings, please contact management.

Because the system has thermal inertia, comfort adjustments may take some time. We will gladly help you find the best setting within the system’s normal operating limits.

Final Note

The climate system at CONTINUUM is designed for stable comfort, fresh air, and balanced energy use.

It works best when doors and windows are kept closed, guest controls are used only as instructed, and any temperature adjustments are coordinated with management.

This helps maintain a comfortable apartment environment while preserving the technical balance of the whole estate.
