Façade profiles engineered to frame the Adriatic perfectly.
Everything you need for comfort is already in place. Climate control automatically adjusts the temperature and humidity based on the weather outside. Fresh air flows in quietly and gently. Heated floors warm the space evenly, while ceiling fans help keep the atmosphere pleasant — without drafts or noise.
The lighting follows the rhythm of the day: brighter in the morning, softer in the evening. Motorized curtains and blinds shield you from the sun by day and lower themselves at dusk. The kitchen hood takes care of cooking smells, and the bathroom ventilation switches on by itself. No extra buttons — everything just works.
These systems are almost invisible, but you feel them — in the sense that everything around you simply makes sense. So you can relax, breathe deeply, and feel truly at home.
Istrian marble and Ohrid travertine, 22 mm oak parquet boards, and railings and fences made of corten and stainless steel are combined here in a way that makes them only more beautiful with each passing day. From the silk-matte plaster, scattering sunlight into soft highlights, to the glass mosaic — each surface is tactile and honest.
The cast concrete Barcelona hexagons by Gaudí, the parameters and steps cut from solid slabs, the hardware, bent into custom shapes — everything is crafted by hand. Even the stone blocks surrounding the complex were assembled layer by layer, merging once again with the natural rock formations. The materials were chosen not for status, but for a feeling — the coolness of stone in the morning, the warm touch of wood in the evening, the patina that gently ages with the house and its guests, creating a living history of the place.
At first glance, they are sleek monoblocks without unnecessary lines. But once you touch them, the kitchen comes to life: gas or induction — the method is chosen based on your recipe, and the extractor fan appears exactly where it’s needed. Refrigerators and dishwashers are hidden behind smooth, solid facades, and the countertops are made of engineered quartz.
The work triangle is meticulously designed: the sink, stove, and pantry are always within one turn of the body. Wine is stored in a cabinet with two climate zones. And for true masters, there is a sous-vide oven, where cooking lasts as long as you enjoy the sea. Every detail — from precise knives to exquisite glasses — perfectly complements functionality, creating an atmosphere of comfort and refined style for true connoisseurs of gastronomy. Professional performance, hidden behind the aesthetics of minimalism: here, every guest feels like a chef — effortlessly and without unnecessary noise.
Here, there was only rocky conglomerate, and no water. It took a lot of work: digging, building drains, covering with retaining walls and terraces, or installing consoles, which were then manually filled with tons of imported soil. Through kilometers of pipes, the roots of each plant are watered with drops of collected rainwater.
The landscape here is not just an ornament, but a continuation of the rocky massif. On a scooter, you can descend the ramps almost to the sea and choose one of the beach terraces for relaxation. It's hard to imagine this place any other way now.
Balance, woven into the space
We didn’t just build homes — we built a relationship with nature. Water, light, warmth — everything here is tuned for gentle coexistence. Each year, we collect up to 1,000 m³ of rainwater for irrigation and technical use. Around 20 % of our heating and 15 % of our electricity come from on-site, renewable sources — quiet, steady, and sustainable.
Care in the details
We choose LPG for cooking and fireplaces, rely on soft LED lighting with a high color rendering index, and change linens only upon request — out of respect for resources and your rhythm. Over 600 plants flourish in our gardens, becoming part of a living, breathing balance — thoughtful and effortlessly natural.
